If you are thinking about selling, a little preparation goes a long way. Buyers notice care, and a sale moves more smoothly when your paperwork is ready before the first showing. Here is how I help sellers get ready.
Start with an honest price
Pricing is the most important decision you will make. I start with a comparative market analysis: a look at similar homes nearby that have sold recently, and at what is on the market right now. We compare size, location, views, condition and features, then settle on a price that brings serious buyers through the door.
A home priced too high tends to sit, and buyers start to wonder why. A well priced home gets attention early, when interest is fresh.
The market sets the value. Our job is to show your home at its best and price it where buyers will act.
Get the house ready
- Fix the small things: dripping taps, loose handles, burned out bulbs.
- Clear clutter so rooms feel open and bright.
- Freshen paint where sun and salt air have worn it.
- Tidy the garden and outdoor spaces. In Guanacaste, buyers are buying the outdoor life too.
- Service the air conditioning and the pool, and keep the receipts.
Good photos matter. Most buyers see your home online long before they see it in person, and many are shopping from another country.
Documents to gather early
Having your paperwork ready helps avoid delays later. Here is what I ask sellers to start pulling together:
- Your title information from the National Registry
- The registered survey map (plano catastrado)
- Proof that municipal property taxes are paid up to date
- Recent utility bills
- If the home is held in a corporation: the corporate documents and proof of who can sign for it
- If it is a condo: the reglamento, proof that fees are paid, and the administrator's contact details
- Permits and plans for any construction or additions
- Your passport or cédula
Every home and every seller is different. When you are ready, book a call and I will prepare a market analysis for your property and walk you through the next steps.
